Where Creative Financing Meets Real Estate Innovation.
Trusted. Creative. Growing.
Sterling Innovations REI acquires, improves, and repositions real estate using creative finance, value-add strategies, and multiple exit approaches. We're actively building relationships with private lenders and capital partners who want to review real-estate-backed opportunities as Sterling grows.
Private Lender Roadmap
A simple, illustrated walkthrough of how lending with Sterling works.
Where Your Capital Can Come From
Use personal cash, retirement funds, business capital, or partner capital — examples only, every situation differs.
Common sources include personal cash or savings, funds held in a business or entity, a HELOC, self-directed retirement funds like an SDIRA or Solo 401k, or capital pooled with a partner. Which one makes sense depends on your own financial and tax situation, so we always recommend talking with your advisor before choosing a source.
Review A Real Estate Opportunity
We share potential deals with key details like amount, term, return, collateral, and exit strategy.
Before any money moves, you'll see the specifics: the amount needed, the term, how the return is structured, what's securing the loan, and the planned exit. Nothing is funded until the numbers and the property both make sense to you.
Understand & Document The Loan
We walk through the terms, structure, and documents — a promissory note, written terms, and your protections.
Every loan is backed by a signed promissory note and a mortgage or deed of trust recorded against the property, along with appropriate insurance and title protections. You'll know the repayment strategy in writing before you fund, and we always encourage having your own advisor review the terms.
Follow The Money
Your capital goes directly into the transaction, with clear visibility from funding to project execution.
Funds are wired to closing or title, not to Sterling's general operating account, so your capital goes straight into the purchase or refinance it was intended for. From there it becomes part of a specific, real property — not a blind pool.
Sterling Executes The Plan
Our team manages the acquisition, renovation, and value-creation work to bring the plan to life.
From permitting through the final walkthrough, our team and trusted contractor partners handle the day-to-day work of the project. You're not managing tenants or swinging a hammer — you're funding the deal and staying updated as it moves toward completion.
Exit & Repayment
The property is sold, refinanced, or repaid according to the agreed terms, and you receive your principal plus the expected return.
Your principal and return are paid out per the note once the property reaches its exit — sale, refinance, or another agreed repayment event.

Kathy had $74,000 in an old retirement account earning a 5% annual return, producing about $3,700 over 12 months. In a 10% private real-estate loan over 8 months, that same $74,000 earned roughly $5,000, for about $79,000 total.
"Do you have another opportunity? I'd rather keep my money working."
Important Notes
- Private lending is not FDIC insured.
- All investments involve risk.
- 401(k) returns vary based on the investments held.
- Certain retirement funds require proper self-directed structure and custodian/adviser review.
More sources than you might expect.
Some retirement funds may need to be moved into a properly structured self-directed account before being used for private lending. Always check with your custodian or adviser.
Opportunities we're currently evaluating.
Sterling currently has select real estate opportunities being evaluated for private capital. Both current opportunities use a co-living model, renting by the room rather than as a single unit, to increase a property's income potential. Detailed underwriting, capital requests, project assumptions, and pitch materials are available privately to qualified lenders.
Co-Living Conversion
A residential repositioning strategy designed to increase the property's earning potential by renting by the room instead of as a single unit.
Request Deal Room AccessCo-Living Conversion
